Although altered, it still demonstrates original design qualities of the Federation style. These qualities include the interlocking hipped and gabled roof forms that project towards the street frontage. Other intact qualities include the horizontal weatherboard wall cladding, brick chimney, wide eaves, timber framed casement windows with leadlighted highlights, timber framed double hung windows arranged as a horizontal bank of three forming a projecting flat roofed rectangular bay, and the decorative gable infill (brackets, shingling, battening and stucco work). The house at 41 Seaview Avenue is historically significant at a LOCAL level. It is associated with the Barwon Heads Estate subdivision of 1891.
