It is historically important (Criterion A) because it demonstrates together with other comparable houses of the period that Essendon in the vicinity of the railway station consolidated its reputation as a prestigious middle class suburban location prior to the Great War. It is aesthetically important (Criterion E) as a picturesque villa of its type, the juxtaposition of the gable ends giving emphasis to the diagonal axis in a comparatively novel manner, this aspect being a distinguishing characteristic of the Australian Federation villa, The spacious mature garden setting enhances its aesthetic values.
